Rooftop solar, biodomes and urban farms sound like marketing. The service charge and utility numbers say otherwise.
Sharjah Sustainable City is a 7.2 million sq. ft. community in Al Rahmaniya developed by SEE Nexus with Shurooq, modelled on the Sustainable City in Dubai. It is the first community of its kind in the emirate.
How the economics work
Every villa carries rooftop solar, high-performance insulation and smart metering. Generation offsets most household consumption, so the electricity bill for a four-bedroom villa is a fraction of what a conventional home of the same size pays.
Because the community generates its own power and recycles its own water for landscaping, service charges are among the lowest in the UAE — the saving compounds every year you hold the property.
What residents get
Biodome greenhouses and urban farms supply the community, and there is an equestrian centre, a school, gyms, pools and car-free green spines between the villa clusters.
- 1,120 villas across three and five-bedroom layouts
- Rooftop solar and EV charging as standard
- Car-free internal streets with buggy access
- School, nursery and community retail on site
Who it suits
Families who plan to live in the home and want the running costs to fall rather than rise. As an investment it is a long hold: the value is in low operating cost and scarcity, not in fast flips.
